A major player in the Bahamas private island scene since 1992, Kevin Cross is one of the top island brokers in the world.</p>

<p>How to buy? With only between 20 and 25 private island properties on the market at any time, potential buyers need to work with the right broker to find the right island. Kevin says, “A lot of people don’t know the Bahamas; I try to give them answers, details, maps—the best picture they can get without actually being here—something to visualize. When I’ve answered enough questions the client usually comes down. So about once a month I charter a seaplane or helicopter and take a client to view properties. It’s difficult to call it work when you’re in a seaplane in shorts, landing on a beach, but it is still work.” </p>
<p>“Buying in the Bahamas is straightforward,” the Bahamas-born broker says. “It takes a bit more time when you buy property over a certain size. The government has to investigate that a buyer is a ‘desirable person.’” Foreign Investment Board reviews take between two and eight months, depending on the size of the development.</p>
<p>He adds, “People don’t always realize how much an island costs to upkeep. I tell them as it is; there’s a lot of work and a lot of money involved in private island ownership. One of my clients spends one million a year to operate their island compared to the $100,000 a non-island property would cost them. I offer insight into the ins and outs of island ownership if someone hasn’t owned a private island before, and advice on how to avoid the pitfalls. It’s a very specialized type of lifestyle. I advise on whom to contact for what and the best way to get materials to the island when constructing. My knowledge of the Bahamas, and its specific regions, is as detailed as the nature and personalities of the people in certain areas. I walk buyers through the whole process and am a resource to them after they have bought. ”</p>
<p>Who buys? Although the market is very much affected by the strength of world currencies, Cross’ clients are predominantly American. “I seem to be getting more Europeans these days,” says Cross. “I’ve yet to have Japanese or Chinese clients. A couple of Russian oligarchs have shown interest in Bahamas. The market is changing a bit. It used to be that private island interest was from very wealthy families. More recently, because so many more celebrities are buying, developers are now eyeing private islands. Everything slowed the past year, but the Agha Khan just bought property in the Exumas. There are a lot of celebrities nosing around right now, although none have bought recently.”</p>
<p>And is it a good time to buy in the Bahamas? “Yes,” says Kevin, “For some properties.” He estimates that up to 10% of properties on the market have been “fire sales.”</p>
<p><strong>Hot properties.</strong><br />
The 167-acre Children’s Bay Cay ($60,000,000 for all 167 acres or a pre-development price of $650,000 per acre), just north of Great Exuma, is offered as one property or sub-divided into 14 beachfront or pristine waterfront parcels with lots ranging from 5.5 to 16 acres. Plans, if desired, are available. A full-time concierge and maintenance service will be available to secure the property and attend to owners’ needs. Children’s Bay Cay has been approved under the Hotel Encouragement Act and offers many tax benefits to lot owners, including savings on duty free construction materials and long-term property tax relief. Long a haven of the rich and famous, the Exumas offer some of the Bahamas’ most spectacular real estate.<br />
With an international reputation as a fishing destination, Walker’s Cay ($26,000,000) already boasts a fishing resort on the 58-acre island. Sitting, unused, since suffering hurricane damage, plans are in place for a grander, more upscale development. With an already established name and reputation, an airstrip, and a fantastic marina, Walker Cay has vast potential.</p>
<p>A crown leasehold property in the Abacos, Little Hog Cay ($1,950,000) is a 20-plus-acre island in the North Bahamas, just a mile from mainland Abaco. The island boasts a 1000-foot-wide, mangrove-rich lagoon, two magnificent beaches, a studio home, and beachfront guest cabana. Offering the only completely protected deepwater dockage in North Abaco and a slew of permissions in place that often otherwise take years to approve, Little Hog Cay is an angler’s paradise situated between the area’s four best sportfishing destinations (Walker’s Cay, Green Turtle Cay, Treasure Cay, and Marsh Harbour.) A full-service marina and airstrip is just fifteen minutes by boat. </p>
<p>Great Whale Cay ($80,000,000), an 850-acre, whale-shaped gem in the Berry Islands with dramatic cliffs and above sea level heights of up to 60 feet, offers the convenience of a 4000-foot paved runway and some of the Bahamas’ best beaches. The perfect cay for diving and sportfishing fans, Great Whale Cay—formerly owned by heiress Joe Carstairs— is one of the closest islands to mainland U.S.A. It sits just 150 miles east of Fort Lauderdale. Crying out for development, the cay boasts 850 acres of incredible beaches, deep water, and coral reefs. Fly-fishing, big name fishing, snorkeling, scuba diving, and hiking are all obvious attractions. Extensive development plans and permissions are already in place, including for an airstrip, marina, marina village, inn, parks, restaurants, swimming pools, spa villas, and 155 individual homes.</p>
<p>For first-time private island buyers, Kevin points out “Goat Cay is not so exciting to look at, but is a good price and great location.” The 22-acre cay is “a nice size for a private island, right next to Great Harbour Cay and close to Florida.” Goat Cay is a five-minute boat ride from the stores and international airport at Great Harbour Cay where Jack Nicklaus used to bring his yacht and play golf until a legal dispute closed the fairways. With legal matters seemingly close to a resolution, prices could soar, making this $1,200,000 island a potentially valuable property. </p>
<p>Just 130 nautical miles from Florida’s Palm Beach, 30-acre Moraine Cay ($2,750,000) is one of the most incredible spots in the Abacos. </p>
<p>Only nine miles northeast of Foxtown, Little Abaco, the secluded, tropical isle is one of the closest Abaco destinations to the U.S. Rising to an elevation of 24-feet above sea level and offering back-to-back crescent beaches, Moraine’s three villas (currently at varying levels of completion) enjoy pleasant breezes at all times. The island also offers a dock, boulder breakwater, and utility shed. Extensive reefs nestle just offshore and ocean sportfishing (monster grouper, yellow fin tuna, dolphin, and wahoo) is magnificent. Closer to shore, fishing enthusiasts can find an abundance of lobster, conch, snapper, stone crabs, and hogfish in the crystal clear waters.</p>

		<title>How the Private Island Business Began</title>

<p>In 1965 nobody had even contemplated the existence of an international private islands market. René Böhm and an article in a London newspaper changed that. </p>
<p>Böhm recalls the article reporting “An island for sale in the Seychelles for a nominal amount only.” While details of the article proved to be unfounded, the idea had been planted and Böhm had started on a path that would see him become one of the world’s most successful private island brokers.</p>
<p>He says, “Nobody knew about the Seychelles. They did not have an airport. There were no Google maps. We had to communicate with the Lands and Survey Department in London [to find out details of properties].” Tracking down properties was a difficult task in the days before the internet, but Böhm’s research turned up a priceless nugget of information—an international airport was not only planned for the Seychelles, but was already budgeted. This made properties in the then British crown colony suddenly internationally marketable. </p>
<p>Initial attempts to find island properties to represent were met with derision by crown representatives, but Böhm persisted. Eventually, determined letter writing paid off with the offer of a palm-studded island in the Seychelles. However, celebrations were cut short. Then a law student at Hamburg University, Böhm’s research in the geography department revealed the island was in the epicenter of the cyclone belt, losing all its beautiful palms to storms approximately once a decade. Undeterred, the young German and his business partner persisted and got the word out to the Seychelles business community. None other than James R. Mancham, future president of the island nation, responded. Böhm recalls, “[Mancham] represented a friend and client who had bought an island, spent lovely days there with his fiancée and—after a split—wanted to get rid of the island.” Years of attempts to sell the island followed—with no success. </p>
<p>Finally, the duo decided they were done with the island business, but unwilling to give up, Böhm gave it one last shot.  He took the last three flyers he had written and offered the island to three investors he knew. He says, “One responded and—after checking the local conditions, legal requisites, and doing the necessary government applications—a two-year-long process, bought the island. On March 12, 1971, the deal was done.” That island was Cousine, today one of the world’s most exclusive private island resorts. World of the sale spread like wildfire with reports in the press around the world. Rene was in business.</p>
<p>At first simply thinking of selling Seychelles land—not necessarily islands—because, as Böhm says, “In those days you could pick up large tracts of land, including whole bays with long beaches, for nothing,” the island broker-to-be traveled to the 115-island, archipelago nation, searching for properties. One of the first examples of Bohm’s determined approach to scouring the world for the best off-market islands was running radio commercials before visiting each area. As a result, Böhm and his business partner were often met by large numbers of island owners when they reached their hotel lobby. Böhm says of the days before the internet, “We had to go the places and do research. Of course, this gave us a good knowledge of local intricacies and made us good consultants.” Encountering unusual title situations, Böhm—working with top, local lawyers—used his legal expertise to devise solutions. He says, “In one case I created a 2000-year leasehold with a renewal clause for another 2000 years. Maybe that’s something for the Guinness Book of Records.”</p>
<p>After Cousine, Böhm sold North Island, then his firm sold Fregate. Both North and Fregate now operate as luxury resorts. When the government of the Seychelles toughened land control, Böhm turned his gaze to other islands. He says this was the first time the “island business” occurred to him. He worked diligently, “Systematically, like a PR agent” to generate interest in his services and listings and it paid off.</p>
<p>Böhm soon stacked up the “firsts”; he sold the first major Nova Scotia island to a German buyer and—armed only with a faint photograph and his reputation—sold the first island in Panama to an international buyer. Böhm has sold islands to industrialists, developers, consortiums, and royalty.  He has traveled the world studying geographical archives and charts, screening the most promising maritime areas in search of the ideal island. Böhm has sold many of the world’s most sought-after island properties, from the craggy, castle island of Costaeres in Brittany to Panama’s Bayoneta Island (now worth over $100 million) to New York’s Robins Island—a property he spied while on an inspection tour of another island. His keen eye for the potential of a property and indefatigable energy for seeking out spectacular sale contenders is what distinguishes the renowned broker from many others in the field. </p>
<p>“In the essence the business is the same,” he states. “There is much information around, but some islands still need to be dug out by making the right contacts. This requires a strong foothold in the local community, with experts on stand-by for consultation. Also, thinking and vision still helps to find the solution and pick the right thing.”</p>
<p>Böhm has been working with Private Islands Inc. for close to a decade. The partnership between Böhm and Private Islands Inc. has brought to fruition the island dreams of buyers and sellers round the world and brokered the sale of a large number of diverse properties, including Jacopin, France; Hog Island, Nova Scotia; and Espiritu Santo, Panama. Private Islands Inc. owns and operates www.PrivateIslandsOnline.com, the only marketplace for private islands. Rene says of this partnership, “The clients have the feeling that they can really compare and make an educated decision.” Chris Krolow, C.E.O. of Private Islands Inc. agrees, “Some international brokers only offer properties that earn them large commissions. Their limited inventory does not reflect the market so buyers need to look elsewhere for unbiased comparables.” </p>
<p>Now, almost forty years after his first island sale, the distinguished broker—who studied political science at New York’s Columbia in addition to graduating from Hamburg’s law department—looks back at how his island business began. “At first it was the challenge and the joke. Nobody thought it possible to find or sell an island at that time. Later I became interested in providing my clients with advice on making the right investment. My legal education definitely helped. Back then my predictions of rising values sounded like lies, or exaggerations, at least. Now, people believe me.”</p>

<p>As I woke the first morning on Double Island, with the insistent rays of the Far North Queensland sun streaming through the bedroom’s long, linen drapes, I had an intriguing realization – I didn’t actually know what this island looked like. It had been dark – with a humid tropical heat that came as a blissful contrast to Sydney’s winter chill – when our plane landed outside of Cairns, and the island was as pitch black as the surrounding seas upon our arrival by boat later that night. Never having seen a picture, I lay in bed and tried to imagine what was waiting for me outside.</p>

<p>Curiosity quickly got the better of me – throwing on a terrycloth robe, I eagerly opened the sliding glass doors. I was immediately overwhelmed by the warmth of the early morning light, glistening as it refracted off the placid waters surrounding the island. Unnoticed last night was a private plunge pool on my bungalow’s patio, adorned with a small stone frog fountain. Gardens surrounded the petite, Modernist house, leading into vibrant flowers bordering a small stone pathway. I felt drawn to follow it wherever it led, like Alice searching for her white rabbit – although in my case, it was a wallaby.</p>

<p>On the Australian continent for the first time, and having spent my days here in the heart of cosmopolitan Sydney, I felt compelled to add some of its iconic wildlife to my mental portraits of the visit – you know, the real Australia. Having only seen kangaroos during childhood zoo visits, I was excited when Sean Howard, the island’s entrepreneur owner, told me that the previous owner had imported wallabies – small marsupials that were close enough to a kangaroo for me – and that they still grazed in healthy numbers throughout the island’s interior.</p>

<p>After a relaxing breakfast in Double’s airy, cool restaurant – often used for conferences and weddings, the island has many large-scale amenities – Sean and his colleague, John, took me for a tour along the island’s pathways in one of its cheerful white golf carts. It seemed immense – lined with perfect sandy beaches, and steeply elevated, rising to a mountainous peak in the centre. Two peaks, actually – it’s called Double for a reason, after all. I kept glancing into the forests as we drove around the island’s perimeter, but despite hearing rustling in the trees, no luck. </p>

<p>We spent a lazy afternoon lying in the sun around the island’s pool – I’d never felt anything as fierce as the Australian sun, beating down like a hypnotic massage, making the slightest movement seem like an impossibility. Flocks of tropical birds played in the towering palms above us – long tails fluttering as they raced from tree to tree, diving and swooping in some obscure avian game of tag.</p>
<p>Later that day, as the sun subsided, John and I tore around the island in one of its small silver dinghies. We sped around Haycock Island, a tiny, uninhabited mountain just off of Double’s coast, avoiding the long stretches of sandy flats in between – at low tide, a sweeping bar of sand almost connects the two isles – and made our way to the remote portions where nature lay undisturbed. </p>
<p>As we cut through the waves, he told me fascinating bits of the island’s history with early European explorers – Captain James Cook passed by Double as early as 1770, and the island was named by another famed South Pacific voyager in the mid-19th century. Suddenly, John pointed out one high, rocky cliff, and I looked up, squinting against the sun, where the craggy branches of a lone tree were painted in relief against the brilliant sky. “It’s home to a family of eagles,” he said – and at that moment, we saw her alight from the nest – the mother flying off to find the next meal for her brood.  </p>
<p>The sun had made me drowsy, and after dinner, I wandered back through the path to try to find my bungalow – the island is dotted with them, all beautiful and tastefully appointed – and was surprised to easily recall the voluptuous crimson flowers that greeted my particular entrance. Once again feeling the cool bed sheets against my skin, I was out for hours, a heavy sleep that passed without a dream – this Capricorn sun is like a drug for the uninitiated, and certainly for a Canadian girl like me. </p>
<p>When I woke, it was black as tar outside, the exterior light reaching out only a few feet into the night. Deciding to find out what the others were doing, I slipped on my heels and began down the path – and promptly ran back inside. The bushes around the porch were crashing with noises – branches slapping together, loud ferns rustling, crackling twigs in the dry underbrush – it was an absolute cacophony. I peered out into the dark from the safety of my porch, heart pounding. What on earth could it be?</p>
<p>The next morning, as we prepared to leave to visit Sean’s nearby Kewarra Beach Resort, an elegant mix of guest houses, restaurants and residences found just across on the mainland, I mentioned the strange noises I had heard the night before – of course, leaving out the part where I stood frozen as a statue, unable to brave the walk down the pathway. When he told me what it had been, I had to laugh – I’d been held hostage by a mob of exactly what I’d been longing to find. In the end, I may not have seen a wallaby on Double – but they, no doubt, must have seen me. </p>

<p>Most designers spend their days creating office blocks, shopping malls, and suburban wastelands – not so for Carl Ettensperger of C&#038;C Studio, the man who pioneered some of the world’s most striking tropical private island resorts, including Maldivian oases like Huvafen Fushi and the spectacular Conrad Rangali Resort. In his illustrious career, he’s also been the driving creative force behind international resort projects for Mandarin Oriental, Hyatt Regency, and now the eagerly anticipated Dellis Cay, soon to be home to the Caribbean’s most stylish residence and resort development. We spoke with him to get his unique perspective on just what it takes to make private island resorts such unforgettable, luxurious places for guests.</p>

<p><strong>PRIVATE ISLANDS:  What initially attracted you to resort design – did you start off doing something more traditional, or was it always your ambition?</strong></p>
<p><strong>ETTENSPERGER:</strong>  I actually started doing resorts very early in my career, starting with Golf &#038; Spa related resorts in Palm Springs California, the restoration of the Hotel del Cornado in San Diego, and moved on to doing resorts in the Arizona desert as well as Hawaii. I like the freedom of being able to mix interiors with the exteriors and have large impact on how the resort is used. I find resorts a lot more fun for this than city hotels where the interior designer is often confined to the interior only.</p>

<p><strong>PRIVATE ISLANDS:   As someone with a broad range of experience in hotel and resort design, have you found any particular challenges inherent in creating private island resorts?</strong></p>
<p><strong>ETTENSPERGER: </strong>  Yes, very much so. One of the most important issues is privacy for the guest while in their guestroom. Islands are small places with limited views and points of interest – another challenge is limiting the public areas to what is just necessary, and hiding from the guest’s view the “back-of-the-house” service areas that would diminish their fantasy experience of the island.</p>

<p><strong>PRIVATE ISLANDS:  Can you describe the inspiration behind the design for Conrad Rangali in the Maldives, which is one of the world’s most iconic island resorts?</strong></p>
<p><strong>ETTENSPERGER:</strong>   The inspiration for what I did there was to do my best to blend the structures of the resort with the island’s natural beauty. It was a rare virgin island that had never had construction – on my first arrival on the island I was amazed at the variety of bird life. We purposely made sure that there was not any kind of over-crowding with the guestrooms, and used natural materials throughout – keeping the principle that when it comes to structures, less is more.</p>

<p><strong>PRIVATE ISLANDS:  Huvafen Fushi is another exceptional Maldives property - when designing the resort, what sort of experience did you intend for guests to have, and is there a particular mood created by setting the guestrooms over the water?</strong></p>
<p><strong>ETTENSPERGER:</strong>  I’d describe it as “the best, with ease”. We kept saying to ourselves that this resort needed to represent the atmosphere we coined as “bare-foot” luxury. Over water bungalows create a beautiful experience that is very calming, and at the same time gives guests a true sense of freedom, and a relaxing proximity to the natural world.</p>

<p><strong>PRIVATE ISLANDS:  What steps do you take to ensure that island resorts balance with the needs of the environment?</strong></p>
<p><strong>ETTENSPERGER:</strong>  The issue of being “environmentally friendly” has been around for a good amount of time now – I personally think other than using sustainable materials and maintenance there is not much else an interior designer can really do. The real savings and impact on the environment comes from how efficient the building can be in terms of the use of energy, waste, and operational items used.</p>

<p><strong>PRIVATE ISLANDS:  Is there a particular private island project that you feel especially proud of creating?</strong></p>
<p><strong>ETTENSPERGER:</strong>  My newest one that I am working on currently as part of a team of architects, Dellis Cay, located in the Turks and Caicos Islands.</p>

<p><strong>PRIVATE ISLANDS:  Was there any overarching theme or inspiration you used in your designs on Dellis?</strong></p>
<p><strong>ETTENSPERGER:</strong>  I did not wish Dellis Cay to look like I transplanted South East Asia to the Caribbean. I had always admired Luis Barrigon and Recardo Reguletta while in college, so I took some of the simple design principles these two great architects have done – which all said to me, this is Spanish. This is the true tropical vernacular of this region of the world, and I combined it with my own experience of designing a villa completely over the water. It was a very interesting and fun project for me.</p>
<p><strong>PRIVATE ISLANDS:   How is designing a residential project like Dellis Cay different from the many island resorts you’ve created, such as those in the Maldives?</strong></p>
<p><strong>ETTENSPERGER: </strong> A project like Dellis Cay needs to be about more than simply creating a fantasy vacation, like that of a resort – people are functioning independently in their residences, and more consideration needs to be given to the practical aspects of life, like laundry and cooking facilities. Other than that, there is a very similar quality to the design – incorporating style, luxury and modern conveniences into the natural beauty of the island’s environment.</p>

<p>A secluded chain of 1700 islands stretching from cosmopolitan Miami down to colourful Key West, the Florida Keys are the notable exception to America’s image as a place for rustic cottage islands. <p>The town of Duck Key is the next stop down the archipelago, with a rare opportunity to purchase two twin islands near this upscale community. <p>One of the biggest towns in the Keys, the city of Marathon is spread over a number of individual islands, and prides itself on having a perfect combination of history, nature and sophistication. <p>The mystery is hereby solved – these stunning castaway isles are found in the Palawan province of the Philippines, one of the world’s most beautifully preserved Edens. A naturally rich region with abundant forests and fishing, there’s little wonder that early Spanish explorers referred to Palawan as the ‘Land of Promise’. Located to the west of the country’s main island of Luzon, the isles of Palawan Province snake between the South China Sea to the northeast, and the Sulu Sea to the southeast, closing in on Malaysia at its southernmost point. Relatively unpopulated, the province is home to less than 800,000 residents, more than a quarter of whom inhabit the capital and primary urban center, Puerto Princessa City. </p>

<p>When you land for your Palawan adventure, odd are it will be just to the south of Puerto Princessa, at the region’s main airport. Found roughly in the centre of the large main island, from here a number of boat services and small charter flights can take you north, to the tourism destinations of El Nido, Busuanga and Pamalican, or south, to the remote isle of Balabac at the province’s tip.   </p>

<p>Those who decide on the northern path will find one of the most striking sceneries at the tip of the main island, a six-hour bus ride or few hour’s flight from the capital; famed El Nido and its eerie rock formations. Relatively unexplored until almost 1980, the now-renowned area was serendipitously discovered by a few lucky stranded divers. Forced to moor in one of its bays after become lost during the night, the dive team awoke in the morning to a surreal view of primeval, strangely-formed islets rising in clusters from the sea. El Nido offers a range of rustic, eco-friendly resorts fit for adventurous divers, and more recently, has developed some truly luxurious boutique hotels.  </p>

<p>Off the coast of the main island, there are also some amazing spots; reachable by boat from El Nido, Linapacan Island is home to old Spanish ruins and unexplored jungle, and has recently become popular as a haven for backpackers and other visitors who long for something off the beaten path. Past Linapacan, the tourist-friendly islands of Culion, Busuanga and Coron offer a bit more civilization, with small towns, shopping, and restaurants. Coron in particular is known for its hot springs, waterfalls, and spectacular diving amidst the numerous Japanese shipwrecks that scatter the neighbouring sea floor. </p>

<p>But one of Palawan’s most beautiful secrets is Amanpulo Resort on Pamalican Island, found in the secluded Cuyo group lying out into the brilliant blue Sulu Sea. Once a failing coconut and pineapple plantation, the island was purchased in the early 1990’s by the Aman Group of Resorts, and turned into arguably the most luxurious speck of land in Palawan. Guests are flown in straight from Manilla by the resort’s own plane, and enjoy total privacy in one of the exclusive casitas that dot the island’s jungle and beachside. With elegant restaurants, clubhouses and spas, Amanpulo is a perfect blend of nature and sophistication.</p>

<p>Pamalican may be isolated, but the most southern route is only for the truly adventurous. No commercial flights service Balabac Island at Palawan’s bottom edge, and there are no airports, meaning those without access to a floatplane must take a leisurely 4-day boat journey from Puerta Princessa – that is, 4 days in good weather. But when you arrive at this far-flung island, the trip will have been more than worth it. The ecologically-rich island is truly a piece of the earth’s past, with no cities or major roadways, and just 20,000 scattered inhabitants.  </p>
<p>Looking south across the misty Balabac Strait, the coast of famously remote Borneo is visible less than 60 miles away. <p>As you’ll see in the <a href="http://www.privateislandsmag.com/print-edition/">print edition</a> of Private Islands Magazine, it takes a certain kind of person to own a private island. From the ranks of A-list celebrities and CEOs, to outdoor enthusiasts, families and retirees, there are certain things that they’ll virtually all have in common. So what skills make for a successful private island owner? </p>
<p><strong>1. Entrepreneurial Drive</strong></p>
<p>It’s no coincidence that many private island owners are found among the ranks of the entrepreneur and business owner. But it’s not just about money. The traits needed as the founder or head of a corporation – executive thinking, problem solving and leadership– all come into play when buying, developing and living on an island. And for those buying in unfamiliar countries or places where a comprehensive development plan is a requirement for purchase, these skills are even more important.</p>
<p><strong>2. Independence</strong></p>
<p>Unusual challenges are just a part of island life, and unlike on the mainland, you’ll have to deal with many of them on your own. Seclusion and privacy are two of the top benefits of island ownership – and why many celebrities like Johnny Depp and David Copperfield choose to maroon themselves on their isles – but of course, there can be a down side. You’ve got to be comfortable spending a significant amount of time alone, and above all, confident in your ability to solve problems without outside help.</p>
<p><strong>3. Adaptability</strong></p>
<p>From the moment you first begin searching for an island to call your own, the process calls for flexible, creative thinking and the ability to go with the flow (even in times of rapids). You’ve got to quickly adapt to the requisites of island life; getting comfortable with solitude, possibly taking on new skill sets like carpentry or driving a boat, and for those buying in foreign lands, maybe even learning unfamiliar culture, customs and language. Those who come into island ownership expecting life to be just like on the mainland are destined for a rough time.    </p>
<p><strong>4. Love of Nature</strong></p>
<p>As an island owner, you have a unique opportunity to protect and foster your island’s special ecosystem. And since your property is fairly small and self-contained, you have an equally rare chance to see the immediate results of your efforts. A boom in popularity for eco-tourism has brought much attention to the potential offered by private islands, with even film stars like Leonardo DiCaprio starting earth-friendly island resorts. Above all, many owners just find stewardship immensely satisfying and enjoyable. While you may not be able to have big impact in the pollution and habitat destruction in the outside world, you’ll make all the difference for your island’s environment.</p>
<p><strong>5. Sense of Adventure</strong></p>
<p>Of all of the qualities you’ll find in successful island owners, a love of adventure is probably the most important. Everything about private islands – from choosing a location, to travelling to exotic places to view properties, to making a purchase and taking on a whole new way of life – requires a courageous spirit and willingness to throw yourself into the world.
